The brief
What the client asked for
Northstar Living needed a 24-home community on a sloped West Austin lot without cutting the hill into a generic pad. Drainage, neighbor access and a calm courtyard plan had to be solved before framing started.
Approach
How A & R ran the job
We split the site into three foundation pads so work could move uphill without closing the street. Retaining and storm lines went in first. Units share courts but keep private entries. Interiors are oak, plaster and large openings sized for the Texas heat.
Result
Where it landed
The job closed in 16 months. The last homes sold on the courtyard detailing and the street stayed open for neighbors through the build.
